Technology in the real estate sector now means it is possible to purchase a property over the internet without physically inspecting it and with no agents sale or commission. Real estate industry technology has evolved at an incredible pace, that it is now possible to place bids on real estate in a live property auction from a computer anywhere in the world.
There are many private real estate sale advertising websites available now days, with many of them allowing real estate agents and property owner to list their properties at no costs. This is great for a property owner and private house sales as it means their property will reach interested property buyers both in Australia and across the world. Over 70% of property buyers are using the internet to search for property meaning conventional print real estate advertising no longer has a place in any real estate sales campaign.
All of these private real estate sale advertising websites come equipped with Google Maps, Google Street Views, usually around 30 property photos, floor plans, virtual tours, videos and a commentated tour of the property. A property owner needs to make sure they take advantage of these features allowing property seekers to perform property inspections through their computer.
Once an online property inspection has been performed the property seeker can contact the property owner for further information about the property. Many of these private real estate sale websites now have the ability for the property seeker to submit an offer for the property, regardless of whether the property is for sale by auction or private treaty. Once an offer has been accepted the Contract can be signed, faxed through to either party and a deposit can be paid.
The virtual sale of real estate is now possible and will pick up popularity as more and more technological innovations appear in the real estate industry.

Real estate agents will always have a job so long as private advertising websites continue to provide an ineffective marketing solution. What the industry needs is a huge player with a great web presence to come into the market and offer a solution for private sellers!

I certainly wouldn’t be purchasing a property without looking at it. There are some very creative photographers and agents out there who do an excellent job in making properties look a lot better than what they actually are.

At least you know with a private seller that the photo is the worst the property can look, as they never do a good in taking attractive and professional photos.
So as a property buyer going along to inspect a property for sale privately then you should expect to be pleasantly surprised regarding what you see.

I have never owned a property but i have rented numerous properties in the eastern suburbs of sydney.
What you are talking about here is so true. I find properties on agent websites which look excellent. However, when i inspect the property i am very disappointed as the photos look as though they were taken in another property.
Obviously the photos were not taken in another property but were just taken in a way which makes the apartment look so much better than what it is.
This always annoyed me but it is something i now expect. This must be the same with properties for sale.

I find it hard to comprehend that someone would pay so much money for something they have not physically inspected. Surely they are asking to be taken to the cleaners, the industrial cleaners?????

It isn’t a case that this happens all the time but with the technology which is available today this is now possible. I know it happens with some top end properties for international investors who are using buyer’s agents in Australia.

But surely if these people are purchasing expensive properties and can afford a buyer’s agent, surely they can afford a first class ticket to fly out to Australia!!!!
