Interest Rate Pressure

The recent move by the Reserve Bank of Australia to increase interest rates for the 12th consecutive time, pushing the average standard variable rate to 9.25 per cent has placed pressure on a lot of home owners who currently have their property listed on the market.

The natural instinct of property owners who can’t afford increased mortgage repayments is to reduce the price of their property in hope of a quick sale. This might seem like the only option and in some instances is the correct solution, but before you take this drastic measure make sure you have exhausted all other options.

Official Privatepoint Launch

Today is the official Privatepoint launch so keep an eye open for properties appearing in the system and on the websites we export to.

Our goal at Privatepoint is to provide property owners with an alternative solution to using a real estate agent to sell their property. Our belief is that current private real estate websites simply do not provide enough exposure for the properties which are listed on them. People searching for property infrequently search these websites meaning properties listed on these websites are never exposed to an audience.

We are not another one of these private real estate websites but rather we are a private real estate marketing platform. We allow property owners to upload their listings to our system and then we export their listings to real estate portals across the world.

We are always looking for new export partners and plan to add a new website we export to each month. So keep a look out for updates to our system and new websites we export to.

Happy selling!

Cutting Out the Middle Man

Today I read an interesting article in the Daily Telegraph, it was titled “A $20 ad to sell a house with $1m views”. Despite News Limited clearly trying to sell more print advertising the article does have some merit. It highlights how popular For Sale by Owner (FSBO) is becoming with more and more property owners across Australia.

Many property owners now realise that a reasonably presented property that is marketed to as many potential property buyers as possible will sell it self. The greater the audience your property is exposed to the greater the possibility it will sell.

Why are you selling your property?

You should be able to provide an answer to this question within 15 seconds of reading it, if not then you should not be selling your property.

On too many occasions I have seen property owners who have not had a specific reason to sell their property resulting in the sales process being a complete disaster. This is increasing apparent during times when property prices are on the rise and property owners decide to “test the waters” by placing their property on the market and setting an unrealistic listing price.

Every property which is advertised For Sale is required to be accompanied with a draft Contract of Sale outlining the conditions of sale. A final Contract of Sale will be prepared as soon as the buyer and seller have agreed on the final conditions of sale.
